Oahu Luxury Homes for Sale
Oahu's luxury real estate market is defined by a combination found nowhere else in the world: dramatic Pacific Ocean settings, limited land supply, and a quality of life that draws high-net-worth buyers from the mainland, Asia, and around the globe. Luxury properties on Oahu generally start at $2 million and span a wide range of property types, from gated hillside estates with panoramic Diamond Head views to beachfront compounds in Lanikai to resort condos in Ko Olina. Whatever your priorities, the common thread is that Oahu luxury properties are genuinely rare, and the right representation matters.
A-Team Oahu at Compass Hawaii is part of the Compass Luxury network, with direct access to Compass Private Client, the industry's largest off-market listing platform. Many of Oahu's finest properties never reach the public MLS. Our clients see them first.
Lanikai
Lanikai is the most sought-after luxury enclave on Oahu's windward coast. A quiet neighborhood of roughly 500 homes tucked south of Kailua, Lanikai is named for its powder-white sand beach and the iconic views of the twin Mokulua Islands offshore. The neighborhood has no commercial activity of any kind, no hotels, and no through traffic. Properties are almost entirely single-family, sitting on streets so narrow they barely accommodate two cars. Homes range from lovingly preserved mid-century cottages to newly built modern estates with ocean views.
Prices in Lanikai typically start around $2.5 million and climb well above $8 million for oceanfront parcels. Inventory is exceptionally limited. Homes here rarely list publicly and often trade through relationships. If Lanikai is your target, early engagement with an agent who has off-market access is not optional.
Portlock
Portlock occupies the southern tip of Hawaii Kai, where Koko Head meets the open Pacific. The neighborhood consists of a small number of large-lot single-family homes and gated compounds along Hawaii Kai Drive and the adjacent oceanfront streets. Several properties have direct shoreline access or private tidepools, and the views take in the Koko Head crater, the open ocean, and on clear days the Big Island on the horizon.
Portlock is one of the most private residential settings on Oahu. Prices generally range from $2.5 million to $6 million, with the most significant premiums on direct ocean-access parcels. The neighborhood attracts buyers who prioritize seclusion, space, and dramatic natural surroundings without sacrificing proximity to Honolulu.
Hawaii Loa Ridge
Hawaii Loa Ridge is a gated hilltop community in east Oahu with some of the largest residential lots available anywhere on the island. The community sits above Hawaii Kai with sweeping 180-degree views that encompass Diamond Head, Koko Head, Maunalua Bay, and on clear days the outer islands. Properties here are estate-scale, with homes frequently exceeding 4,000 square feet on lots measured in acres rather than fractions.
The combination of gated security, panoramic views, proximity to Hawaii Kai's amenities, and the sheer scale of the properties makes Hawaii Loa Ridge attractive to buyers who want maximum privacy and space without leaving east Oahu. Prices typically range from $3 million to over $7 million.
Tantalus and Manoa Heights
Tantalus climbs the hillside directly above Honolulu, accessible via winding mountain roads that quickly feel worlds away from the city below. Estate homes are scattered through the forested ridgelines with unobstructed views of the Honolulu skyline, Diamond Head, and the harbor. The elevation brings cooler temperatures, native birds, and a sense of total separation from the density below, while the drive to downtown is under 15 minutes.
Manoa Heights occupies the upper reaches of the Manoa Valley adjacent to the University of Hawaii campus, with larger lots, lush landscaping, and a more accessible price range than the Tantalus ridge. Both neighborhoods attract buyers who want estate character and privacy with a city address. Prices range from $1.5 million in upper Manoa to well above $4 million on the most commanding Tantalus parcels.
Ko Olina
Ko Olina on the west side of Oahu is the island's premier resort residential community, anchoring the Four Seasons, Aulani Disney Resort, and a deepwater marina within a single master-planned enclave. Residential options include beachfront condos, marina-facing townhomes, and a small collection of single-family homes. The four man-made lagoons are calm and swimmable year-round, making Ko Olina a natural fit for buyers who want a resort lifestyle without the crowd dynamics of Waikiki.
Ko Olina properties start around $1 million for interior-facing condos and climb past $5 million for oceanfront units at Ko Olina Beach Villas and Konea. It is also one of the most active vacation rental markets on Oahu, and many buyers here are evaluating both primary residence and investment potential.
The Compass Advantage
Compass is the largest residential real estate brokerage in the United States, and its Compass Private Client network is the industry's most significant source of off-market inventory. At the luxury level, a meaningful share of Oahu's finest homes are sold quietly, without ever appearing on the public MLS. A-Team Oahu's affiliation with Compass gives clients direct access to this inventory, along with a global marketing platform that reaches qualified buyers and sellers in the markets where Oahu's luxury buyers originate: the mainland West Coast, New York, Japan, South Korea, and Southeast Asia.
Work With A-Team Oahu
A-Team Oahu is led by an attorney, which changes the character of luxury negotiations. Complex transactions involving off-market deals, trust purchases, estate sales, and developer acquisitions require a level of legal fluency that most real estate teams do not bring to the table. Our team has represented buyers and sellers across every luxury submarket on Oahu and maintains relationships with the handful of agents who control the private inventory in Lanikai, Portlock, Hawaii Loa Ridge, and Tantalus.
If you are preparing to buy or sell a luxury home on Oahu, start the conversation early. The most important properties rarely wait for buyers who are not already positioned.
